Impressions count.


There is no second chance for a first impression. Be well presented and prepared. Prior to inspections, take the time to obtain references from your previous real estate agent and employer. This could include a printout of your tenant ledger, copies of inspection reports, bond refund documents or wage slips. To get the competitive edge provide evidence that you can afford the rent and properly maintain the property.

Money matters


When choosing your new home you may be required to pay a deposit or reservation fee to secure the property. In some circumstances, if you change your mind you may forfeit this deposit. Therefore, it is important that you understand the arrangement that you have with the individual real estate agency as to how the deposit may be handled.

Understanding your tenancy agreement


It is important to understand that when signing a tenancy agreement you are entering into a legally binding agreement. Carefully read and understand all conditions of the agreement before you sign.

Also another tip that is very important would be to make sure everyone that would be on the lease can afford the property. The rough estimate is about 35% of total income to determine if the property is within their budget. I use to be a property manager and I have had to turn down countless applications because they couldn't afford the property. By the time they found another person to share the lease with, it had been rented to another party! This is especially common with younger tenants, its not fun calling them to say it had been rented after they did all that work to find another person!

The one place most renters fall down is breaching Strata Mangement By-laws make sure you know and understand them unless you want to get into a running battle with the other residence and the Strata Manager.
